  • First-time Homebuyers
  • US Citizen or Permanent Resident Alien or Qualifying Alien
  • Meet Income & Acquisition Requirements
  • Principal residence; Must occupy property within 60 days of closing
  • IRS filed TAX returns for past 3 yrs – all Borrower(s) & Spouses

MCC TIME LINE REQUIREMENTS
  • The loan reservation is a 90 day lock.
  • Within 10 days of loan closing, the lender will submit an MCC compliance packet which will contain the required documents listed in the CalHFA MCC Tax Credit Closing Packet Checklist.

CalHFA Subordinate Financing – MyHome Assistance Program

  • Can be used for closing costs and downpayment assistance
    1. Lenders submit MyHome loans directly to CalHFA 
    2. Approved by CalHFA
    3. Upon Conditional Approval, Lenders may reserve the MCC & MyHome
    4. Your Household Income is approved by CalHFA & is the amount you should reserve & certify.
  • All questions about MyHome eligibility should be addressed directly with CalHFA
  • MyHome cannot be combined with the ECTP loan program
  • must submit compliance file with MyHome approval and MSV

Non-CalHFA Subordinate Financing

  • This program may be layered with both locality subordinate financing, and or private subordinate liens as long as it meets the requirements of the applicable underwriting guidelines of the Lender and mortgage insurer/guarantor

ALL MCC files without MyHome MUST submit Compliance files with:

  1. Income Worksheet (individual for each borrower)
  2. Summary of Income Worksheet  (family totals)
  3. VOE (for each borrower)
  4. Paystubs (current 4-6 weeks for each borrower)
  • Please make sure that the compliance file has a complete Income Worksheet per borrower. 
  • The income on the worksheet must be GROSS and have been calculated by your underwriters using most current VOE and paystubs
    • this is not credit qualifying income this is GROSS income
  • The totals on the Summary must match the individual
  • Most often missed is OT, Bonus and co-borrower’s
