LOAN TIME LINE REQUIREMENTS DO NOT RESERVE EARLY: Underwriter must Certify the loan on line 15 days after Reservation!

  • First-time Homebuyers
  • Borrower(s) & Spouses, occupant or non-occupant
  • Must be able to permanently reside in the U.S.
  • Principal residence
  • Borrower(s) must occupy property within 60 days of closing
  • IRS filed returns for past 3 yrs – all borrower(s) & spouses

Program Updates
  • 2/21/2017- DPA is increased to 15,000.  Timeline revised. Extension fee is 500
  • 5/11 – revised income & acquisition limits.  effective 6/14 – please see guidelines
  • 12/1- MANUFACTURED HOMES are eliminated (eff 12/1 reservations)
    12/1- FHA – no manual underwriting (eff 12/1 reservations)
    12/1- Min FICO is 660 on Gov (eff 12/1 reservations)

  • 7/1- Effective with new reservations July 1 and after, Documentary Stamp Tax/Intangible Tax The second mortgage and note are not exempt from Florida Documentary Stamp and Intangible Tax effective with new loan reservations as of July 1, 2015.  The deed is not exempt. Tax on the deed must be paid by someone other than the borrower, the borrower’s funds or the second mortgage proceeds
  • 4/7- Effective 3/6 – Household Income Limits Increased -1-2 person families = $81,240 and  3+ person families = $94,780
  • 3/25- Effective 3/6 – Household Income Limits Increased -1-2 person families = $78,200 and  3+ person families = $81,600
  • 12/2 Home for the Holidays – rate reduced.
  • 9/2 – HFA Preferred is offered
  • 8/25 – Training for new product – HFA Preferred
  • 7/19 – eHousingPlus has added the NMLS to the reservation.  Click on the OTHER tab.  If entered, it will be populated on the second Mortgage & Note documents.  You also will have the ability to add directly to the form.

  • 6/9 – Updated guidelines – servicer fee
  • 5/23- Rate decreased from 4.25% to 4.00% , 10,000 DPA
  • 1/6 – Targeted Areas revised to reflect 2010 Census; New site for property address/census tract determination
  • 11/8  First mtg loans no longer required to use MCC, MCC can be included, but not required; MCC can be done by lenders not using first mtg but no dpa if only MCC; no recapture documents or MCC’s with only the first mortgage
  • 8/12 – Income Limits change – see Administrator’s Guidelines for details
  • 8/8 – Lender Compensation is increased – see Administrator’s Guidelines for details
  • 8/5- DPA is increased from 7,500 to 10,000 on New Reservations – Please note – you will not be able to change an existing DPA from 7,500 to 10,000
  • 7/5 – rate change
  • 7/1 – Mortgagee Letter 2013-14, Guidelines updated
  • 2/25 – Updated Administrator Guidelines, DPA Acknowledgement Form and Wire Request.
  • 2/20 – Rate reduced to 3.25%

11/1 – The HFA of Miami-Dade County has been advised that US Bank is implementing nationwide a Maximum 45% Debt-to-Income Ratio for all Single Family Programs.  The maximum 45% DTI Ratio wlll become effective on November 1, 2012 for all NEW loan reservations (loans in the pipeline before Nov. 1st will NOT have a maximum DTI Ratio).  Please contact the US Bank Help Desk at 800-562-5165 with any questions.

* System Training is required at least once, so that users gain the knowledge necessary to originate and manage their loans on-line. eHP University provides additional opportunities to re-train and/or refresh your system knowledge. Recurring (experienced) system users do not need to attend system training.
