  • Program funds are available first-come, first-served from a continuously funded revolving pool.
  • Reservations are OPEN M-F, between 8 am – 6 pm Mountain (10-8 EST) excluding Holidays; All other system functions are available 24/7
  • Mortgage loans can only be made within the incorporated areas of:  (It is the lenders responsibility to make sure the property is incorporated)
    • the City and County of Denver
  • Mortgage loans can only be made within the incorporated areas of Participating MMC cities:
    • City of Arvada, City of Aurora, City of Boulder, City of Brighton, City of Broomfield, City of Centennial, City of Commerce City, City of Dacono, City of Edgewater, City of Englewood, City of Golden, City of Lakewood, City of Littleton, City of Parker, City of Sheridan, City of Thornton, City of Westminster, City of Wheat Ridge, Town of Bennett, Town of Firestone, Town of Castle Rock
  • Mortgage loans can be made within the unincorporated areas of:
    • Arapahoe, Boulder and Jefferson Counties
LOAN TIME LINE REQUIREMENTS Please DO NOT Reserve early.  Should be qualified prior to reservation.

  • Reservation to UW Certification: 15 days
  • Reservation to Close: 45 days
  • Reservation to Loan Purchase: 70 days
  • Any loan not purchased within 70 days is ineligible for purchase unless the lender chooses a one-time only 30-day extension.
  • To request a one-time 30-day extension, click here.
  • Extensions are not granted to extend the 15 days from Reservation to UW Certification
  • No First-Time buyer requirement
  • Must be Principal Residence
  • Must occupy within 60 days of closing

  • Assistance is 4% of the Note amount
  • Assistance is a grant, no second mortgage or note.

  • Issues the First Mortgage Program and Down Payment Assistance Program
  • Sets the rate, term, points and DPA options

  • Take application for the program
  • Reserves first mortgage in eHousingPlus system
  • Must meet loan processing timeline
  • Process, Underwriter, Certify, Fund, Close and Sell qualified loans to the Program Master Servicer
  • Check with your company on how to reserve a loan in YOUR own system so that you have funds available at closing
  • Responsible for servicing loans in accordance with Agency requirements until loan is purchased by the Master Servicer
  • Provides information and training concerning the mortgage loan file, acceptable loan products, delivery and funding, reviews/purchases the mortgage file
